MLS Listings Statuses Explained

Have you been confused when shopping online at what all the MLS statuses mean? In this video, Matt takes a moment to explain what each status means.

Active Statuses:
Active: Available and ready to show
Active Option Contract: The home is under contract. The contract is still in the option period.
Active Contingent: After the option period, still contingencies that may not be met before closing. If those contingencies are not met, the home may go to a backup offer or back on the market.
Active Kick-out: Again, this means the home is under contract. Here, the buyer has a contingency on sale of another home, which means the seller can "kickout" the buyer if another offer comes and the buyer does not waive the contingency.

Pending: This status means the home is under contract, the contingencies have been met and the home is just pending closing. No showings or offers can be made.

Withdrawn: Not selling for the time being Temporarily Off the Market; Pause the listing, will bring it back: Sick seller, family in town, etc.

Sold: No longer available
