Understanding the 75074 market
75074 represents original, historic Plano — the city's earliest residential neighborhoods and its geographic heart before growth pushed westward. That east-to-west development arc is written directly into today's price map: 75074 is Plano's most affordable entry point, with prices increasing steadily as you move toward West Plano.
Because 75074 is largely built out, nearly all single-family sales are resale transactions with minimal new construction. The second development is larger in scale. The Plano City Council recently approved Lavon Farms, a 215-acre master-planned community that will include 626 residential units, multi-family apartments, and open space. City planning documents use "single-family" broadly — a closer look at the Lavon Farms plans suggests many units will be townhomes or duplexes rather than detached homes. Regardless of product type, this represents the most significant new residential investment in East Plano in years, with construction expected to begin taking shape in late 2026.
Together, these two developments point toward a gradual repricing of 75074 closer to Central Plano ZIP codes like 75023 and 75075. The gap won't close overnight, but the conditions that have kept 75074 as Plano's most affordable ZIP are beginning to shift.
