Understanding the 75075 market
75075 occupies Plano's central corridor — geographically between the more affordable East Plano ZIP codes and the premium West Plano market — and its price point reflects exactly that position. Over the past decade, 75075's median home price grew from $250,000 in 2015 to $498,375 in 2025, a 99% appreciation — the strongest decade-over-decade gain of any Plano ZIP code. That's not a coincidence. Central Plano's established neighborhoods, mature trees, and proximity to PGBT Tollway and Hwy 75 and central amenities have steadily attracted buyers priced out of 75093 and 75024.
75075 is a resale market. New construction is essentially non-existent — homes here are original builds from the 1970s through 1990s that have been updated at varying degrees. That means buyers get more square footage per dollar than West Plano, but should budget for the reality that HVAC systems, roofs, and kitchens may be on their own schedules. The homes that have been renovated typically command significantly stronger prices than unrenovated comparable square footage.
Market seasonality affects 75075 in the same way that it does Plano city overall, with the fewest closings in Q1 and the strongest sales in Q2 & Q3 (Spring & Summer), finishing the year at a healthy volume.
The 2025 market showed typical maturation patterns — median prices softened slightly to $498,375, down 2.3% from 2024's $510,000, as inventory rose and days on market extended from 16 to 26. Sales volume increased 6.1% year-over-year to 348 transactions. This is a healthy, balanced market, not a distressed one.
Looking Ahead
The Collin Creek redevelopment is the defining story for 75075's near-term future. Actively under construction now, three builders are delivering townhomes across an eventual 500-unit development. As of late 2025, approximately half of those units had been delivered. The project also includes a major mixed-use component — shopping, dining, and entertainment — that will reintroduce a neighborhood amenity center that's been absent from this part of Plano for years.
The important distinction for single-family home sellers and buyers: Collin Creek townhomes represent a different product type at a different price point. They expand total housing inventory in the 75075 area, but they don't directly compete with detached single-family homes. Over the longer term, the mixed-use retail and dining component is a net positive for surrounding home values — readily available amenities consistently command a premium in mature suburban markets.
